Vacant Unit Cleaning: What Should Be Included?
Before a new tenancy, define rooms, appliances and surfaces to clean, and separate the cleaning scope from repairs and removal of belongings.
Between tenancies, “clean the unit” can mean very different things. A cleared kitchen and an apartment still containing furniture require different preparation. To organize rental turnover cleaning, describe accessible surfaces and separate cleaning from repairs or removal of belongings.
Confirm the unit is ready
Check key handover, occupant departure and the completion of work that should happen before cleaning. Record what remains in the unit and who is authorized to remove it. A forgotten item does not automatically become waste the cleaning team can discard.
Confirm building entry, parking arrangements and the facilities needed for the visit. If a repair is still pending, coordinate its timing so a cleaned area is not immediately disturbed again. The handover date for the next occupant should allow for that sequence rather than treating every provider’s appointment as independent.
Detail the kitchen and bathroom
Name counters, cabinet fronts, the sink, accessible surfaces and the appliances involved. Oven, refrigerator and cupboard interiors should be explicitly included or excluded. Storage areas containing items do not allow the same work as empty cabinets.
In the bathroom, distinguish surfaces to clean from joints or fixtures needing repair. An old mark or altered material may remain visible after the visit. It is better to identify that limitation before the final walkthrough than to treat it afterward as an unfinished task. Where the cause or condition is uncertain, ask for an assessment instead of promising a particular outcome.
Define the remaining rooms
Floors, accessible baseboards, doors and ledges can be listed room by room. Wall washing, exterior windows and work at height should not be assumed to form part of the scope. Confirm materials and any restrictions associated with recently applied finishes.
Vacuuming a carpet and carrying out deeper carpet cleaning are different operations. If specialist work is wanted, allow for assessment and the time before the area can return to use. The cleaning plan needs to remain compatible with the other activities involved in preparing the unit.
Arrange a review before move-in
Walk the included areas using a short checklist. Record separately what is clean, what needs further attention and what belongs to a repair provider. Surface-focused photographs can support follow-up without retaining personal belongings or information about former occupants.
- Confirm the rooms and appliances included.
- Check that surfaces will be cleared for access.
- Identify outstanding work that needs coordination.
- Leave time to address agreed follow-up items.
Avoid waiting until the incoming occupant arrives to discover a mismatch between the requested work and the expected result. A scheduled review gives management a practical opportunity to resolve an open item while access is still straightforward.
Request a defined result
A specific request keeps expectations from emerging only when keys are handed over. Groupe KLEEN can assess vacant unit cleaning and preparation for occupancy around the property’s condition. Share the rooms, completed work and intended deadline to discuss a realistic scope and the arrangements needed for the visit.
