Total floor area is not enough. Compare included areas, tasks and visit frequency. Check whether periodic work is included or quoted separately. A lower price may simply cover fewer areas.
Make responsibilities explicit
Clarify consumables, equipment, furniture movement, access preparation and closed areas. Specify how additional work is approved to avoid different interpretations.
Compare the planned follow-up
