The information you need to compare proposals on a clear and consistent basis.
Start with the spaces
Proposals are difficult to compare when total square footage is the only reference. List entrances, corridors, stairs, elevators, washrooms, common rooms and accessible technical areas instead.
- Number of levels and entrances
- Surface types
- High-traffic areas
- Access constraints
Describe the expected result
Specify the work, its frequency and the expected level of attention. A daily task does not serve the same purpose as monthly or seasonal work.
Share operating constraints
Access hours, parking, alarms, peak traffic and resident presence directly affect planning.
Compare scope, not only price
Confirm that every proposal covers the same areas, frequencies, responsibilities and periodic work. Exclusions should be as clear as inclusions.
